I would like to have the Association’s documents amended to make decks a Limited Common Element, and therefore Owner responsibility. I understand that this would make me responsibility for all repairs, maintenance, and upkeep, with the ability to shop and select my own contractor. I would like the decks to remain the Association’s responsibility. I understand that this would mean the Association would need to find a way to perform repairs and maintenance at the same time, which could mean a special assessment and/or loan.
